Creative Space Management’s identification of Ouseburn’s creative cluster potential in 2007 led to development of Toffee Factory and a host of other projects in this corner of Newcastle.

In 2009, the company was appointed to business plan and brief XSite architects for development of Toffee Factory, a new 1,600sm catalytic workspace funded by NewcastleGateshead’s 1NG, the European Union’s EDRF Competitiveness Programme, and Newcastle City Council.

Creative Space managed feasibility, branding, and pre-marketing, operating the building during early development cycles from 2011 to 2020. Within nine months of opening, Toffee Factory achieved full occupancy. The workspace earned numerous prestigious awards, establishing Ouseburn Valley as a regional creative and leisure destination with a vibrant events programme, fostering community engagement and generating social media buzz.

The success of Toffee Factory spurred further development, including 76 new homes opposite, and The Lower Steenberg’s Yard, a mixed-use development, opened in 2021, with ambitious projects continuing on neighbouring sites
